why so improbable?

leaving aside one c e shannon (and obvious card carrying mick), the grubby scots thumbprint is more than all over the development of information and communication systems (start with clark, bell, and baird, and end wherever you feel like).

Also, and perhaps less illustriously, Silicon Glen is the home of the developer of Grand Theft Auto, which seems to be a big deal.

House prices are correlated with tuition? Well not since 2007.

There hasn't been much easy availability of mortgage loans since then.

The decline in public funding for higher education has to be the primary factor. While I'm not sure just how important it has been, the notion of students as customers or consumers who demand amenities (at the exclusive privates and those trying to compete) is quite striking, especially during the run up of the market in the 1990s. I think the need to buy and maintain cyclotrons, computer networks, and the like (not blaming here, but the stuff has gotten wildly expensive) has to figure into the costs of college education, as does the lightening of teaching loads and increase in salaries for tenured faculty across the board. Though this last bit does not account for the most recent spike, I don't think, as salaries have been flat for awhile.

ETA - yes, this is rehash.

D'oh! Forgot the rise of the administrative class.
